U.S. existing-home sales fell for the second month in a row, sliding 1.9% month-over-month and 1.9% year-over-year, according to the National Association of REALTORS® (NAR), with sales down in all four regions of the country. Higher borrowing costs and accelerating home prices continue to weigh on demand, pushing some prospective buyers to the sidelines and causing market activity to slump ahead of summer. Closed Sales increased 3.3 percent for existing homes but decreased 6.7 percent for new homes. Pending Sales increased 0.4 percent for existing homes and 5.0 percent for new homes.
Inventory increased 18.4 percent for existing homes but decreased 15.5 percent for new homes. The Median Sales Price was up 4.2 percent to $299,000 for existing homes and 1.4 percent to $525,000 for new homes. Days on Market increased 4.2 percent for existing homes but decreased 0.7 percent for new homes. Supply increased 28.6 percent for existing homes but increased 10.0 percent for new homes. Home prices have continued to climb nationwide, despite an uptick in inventory this year.
Nationally, the median existing-home price reached $407,600 as of last measure, a 5.7% increase from the same period last year and a record high for the month, according to NAR. Meanwhile, total inventory heading into May stood at 1.21 million units, a 9% increase month-overmonth and a 16.3% increase year-over-year, for a 3.5 month’s supply at the current sales pace.

U.S. existing-home sales recently fell from a one-year high, dropping 4.3% month-over-month to a seasonally adjusted annual rate of 4.19 million, according to the National Association of REALTORS® (NAR), as higher interest rates and rising sales prices continue to keep some prospective buyers on the sidelines. Average 30-year mortgage rates have topped 7% in recent weeks, while the median existing-home sales price hit $393,500 as of last measure, a 4.8% increase from the previous month, according to NAR.
Closed Sales increased 11.0 percent for existing homes but decreased 5.7 percent for new homes. Pending Sales increased 3.6 percent for existing homes but decreased 2.7 percent for new homes. Inventory increased 14.9 percent for existing homes but decreased 17.6 percent for new homes. The Median Sales Price was up 10.2 percent to $292,000 for existing homes and 2.3 percent to $539,446 for new homes. Days on Market increased 3.4 percent for existing homes and 38.1 percent for new homes. Supply increased 25.0 percent for existing homes but increased 12.7 percent for new homes.
Warmer temperatures appear to have helped bring some sellers back to the market, providing additional options to home shoppers during the spring buying season. Total inventory was up 4.7% month-over-month and 14.4% year-over-year, for a 3.2 months’ supply at the current sales pace, according to NAR. Nevertheless, demand continues to outpace supply and properties are selling quickly, with the typical home spending 33 days on market nationwide, down from 38 days the month before.

Low inventory, elevated sales prices, and decades-high interest rates continue to weigh on the housing market, causing sales of existing homes to fall to their slowest pace since August 2010. According to the National Association of REALTORS® (NAR), U.S. existing-home sales declined 4.1% month-over-month and 14.6% year-over-year as of the last measure, as prospective buyers, faced with rising homeownership costs, wait for mortgage rates and home prices to drop. Closed sales decreased 8.9 percent for existing homes and 14.9 percent for new homes.
Pending sales decreased 0.7 percent for existing homes but increased 34.4 percent for new homes. Inventory decreased 5.2 percent for existing homes and 12.8 percent for new homes. The median sales price was up 7.9 percent to $277,250 for existing homes and 0.5 percent to $537,538 for new homes. Days on market increased 7.7 percent for existing homes and 57.1 percent for new homes. Supply increased 21.4 percent for existing homes but increased 4.8 percent for new homes. Inventory remains at historically low levels nationwide, with only 1.15 million homes for sale heading into November, a 5.7% decline compared to the same time last year, for a 3.6 months’ supply at the current sales pace. The shortage of available properties for sale has kept pressure on home prices, which have continued to climb despite the slowdown in sales. According to NAR, the U.S. median existing-home sales price increased 3.4% from a year ago to $391,800, an all-time high for the month, with annual price gains reported in all four regions of the country.

What is something people at work don’t know about you?
I hold softball pitching records at Kansas State University for most innings pitched and most
strikeouts.
What is one tip you’d give new agents?
Don’t be afraid to ask questions!

“Puppet Lady.”
What is your favorite thing about KCH?
The education and support!

My husband Tom and I retired from teaching 5 years ago from the Spring Hill district but we are both substituting now on a daily basis in the Olathe district and absolutely love it! Tom retired as a technology teacher and I was a business teacher. We both also coached numerous sports throughout the years. We have 3 children and they all work in the special ed department at Olathe West HS. Kelsey is a resource room teacher, Macy a CBR teacher and Kaden is a para in the CBR room. Our daughters coach cross country and their girls team just won the State Meet for the fourth time in a row! They also coach track together. Kelsey is going to help with the girls wrestling program this year and Macy coaches the girls JV Basketball team.
What’s your favorite hidden gem in KC?
Union Station during the NFL draft and our celebratory parades!
What’s your favorite KC restaurant?
The Jazz is wonderful.
What’s your favorite KC neighborhood?
Overland Park stands out as my favorite.
Are you involved in the community? Tell us about something you’re passionate about.
I enjoy keeping score at the wrestling meets and basketball games whenever I get a chance. I also enjoy supporting students who are involved in extra curricular activities. Creating relationships with young people is very rewarding.
Tell us about any of your hobbies:
I like to read mysteries and golf.
What’s something you think makes you stand out?
I have been a Chiefs season ticket holder for 36 years and people tend to recognize me because of my Puppets. Because I have been on TV for many years with my Chiefs puppet and the opposing team puppet duking it out at every home Chiefs game. I am in the Pro Football Ford Hall of Fans because the wonderful people of KC voted for me.

Is there anything else you’d like to share about yourself?
Teaching has always been my passion and now as I assist home buyers, real estate has become my new passion! I am still educating home buyers and hopefully still making a difference!

Their journey as a team began when Norma Gaston, our broker at the time, saw the synergy between myself and Kim. We initially covered for each other during vacations and scheduling conflicts, and Norma suggested we create a team. That decision was made 25 years ago, and the rest is history!
What exciting things do you do as a team? / Tell us about your team building.
The Price Curry team isn’t just about business; we’re a close-knit group of friends. They’re always there for each other, both at work and outside of it. From planning happy hours to pickle games and assisting each other in various aspects of life, their bond goes beyond the workplace.
What do you like the most about KCH?
We feel that KCH is ahead of the game in the Real Estate industry. Christian continues to carry on David Coopers legacy of being the BEST of the BEST. Education, Marketing, Management and of course the Agents in our company are what makes Kansas City Homes the only company to work for.

The longevity of our sets us apart. With 25 years as a team, we showcase our dedication to the real estate industry. I’ve been married to Bill for 40 years this month. We have 2 kids, 3 grandkids and we no longer have pets. We loved having them but are enjoying the spontaneity of not having them for the time being. We are celebrating our 40th in a few weeks by taking our family on a cruise….can’t wait!

The Truman Library!

Garozzo’s!

No personal favorites but KC is blessed with GREAT ones!

We are active with our parish at Twelve Apostles in Platte City, Mo. That involved some volunteering with Hillcrest Ministries as well. When our children were in school we were very involved volunteering with the district.

I enjoy traveling and reading.

Beyond real estate, I’m a pretty good baker! I also thoroughly enjoy engaging in stimulating one-on-one conversations.

What is something people at work don’t know about you?
I think most people at work know this, but I used to be a rock radio DJ, adding an interesting layer to my background.
What is one tip you’d give new agents?
Be prepared to put in a lot of hours with no pay initially.
What is your favorite thing about KCH?
Well it’s the people of course! Most everyone is incredibly helpful and cheerful, enjoys their job and will give advice when asked. I also appreciate all the learning opportunities, even if I don’t always use them. Plus, I take pride in working for a woman-owned business. Christian is very good at communicating with the agents.

I have two wonderful daughters—one is married and lives in Birmingham, England, with her British husband. My other daughter resides in Fayetteville, Arkansas. I’m also married to my retired husband. However, we don’t have any pets.
What’s your favorite hidden gem in KC?
While not exactly a hidden gem, I love driving by the Nelson-Atkins Art Gallery at dusk along Rockhill Road.
What’s your favorite KC restaurant?
It depends on what I’m in the mood for! I like Waldo Pizza, Plate, Jack Stack. This is an unfair question!
What’s your favorite KC neighborhood?
Brookside is my favorite neighborhood, and it’s also where I live.
Are you involved in the community? Tell us about something you’re passionate about.
I’m passionate about supporting locally-owned businesses. Additionally, I volunteer at KCUR radio and have been doing so for many years. I truly enjoy my job, even the challenges, as I learn something every time. Many of my clients have become friends, which is a real bonus.
Tell us about any of your hobbies:
My hobbies include baking, reading, engaging in current events discussions with friends, and traveling to see my daughters. I also love having friends over for dinner and going to happy hour with friends for lively conversations.
What’s something you think makes you stand out?
I like to listen to music on the radio while working, though I’m not sure if that bothers anyone at the office! I take great care of my clients, always going the extra mile for them. It’s incredibly rewarding to see their new homes a few months after they move in, especially those first-time buyers who are taking their first step into the market—it’s an exciting journey for them and for me when they find the right one!
Is there anything else you’d like to share about yourself?
I make a point to appreciate every day, even on those “bad” days. I don’t sweat the small stuff because I feel incredibly fortunate to have a loving family, a cozy home, great coworkers, and the joy of living in Kansas City. To me, every day is a gift!

I have two kids, Jasmine (21 years old) and Cristian (20 months old). My spouse, Nancy, and I have been together for 21 years. We are dog lovers and have four Yorkshire Terriers. We made the move to KC from NYC eight years ago and have loved everything about Midwest living. Jasmine works as a tech in the ER at Saint Luke’s East in Lee’s Summit and is working towards becoming a nurse. Nancy is an assistant branch manager for a local bank, Blue Ridge Bank and Trust Co. Cristian is busy learning words, phrases and playing with his friends at daycare.
What’s your favorite hidden gem in KC?
If you’re a pizza lover – Providence Pizza in Grandview.
What’s your favorite KC restaurant?
Q39 is my go-to favorite KC restaurant.
What’s your favorite KC neighborhood?
Lee’s Summit is my favorite neighborhood.

I have a diverse set of hobbies, including watching movies, collecting comics, statues, and figures, and working on my lawn.
