📊 June 2025 Market Snapshot
The latest numbers are in, and June brought a mix of trends across the Heartland. Home prices remained strong, inventory continued to climb, and sales activity varied by county.
In Johnson County, monthly sales were down, but both year-to-date numbers and prices are trending upward. Wyandotte saw fewer closings, yet average prices rose and inventory increased. Miami County held steady, with longer days on market and a slight inventory bump.
Jackson County experienced fewer sales but higher prices and quicker closings. Clay County stood out with an increase in sales and fewer days on market. Meanwhile, Platte, St. Joseph, and the SE Kansas Chapter showed mixed performance, with price growth remaining a common thread.
💡 The takeaway? Prices are holding firm, inventory is on the rise, and homes are still selling—especially across the metro.

Summer in Kansas City hits all the senses—the hum of lawnmowers, the laughter of kids chasing ice cream trucks, and the smoky scent of barbecue wafting through the air. Mornings begin with golfers on the greens and families headed to waterparks to beat the heat. By afternoon, the city buzzes with activity—from the thrill of amusement rides to the satisfying pop of pickleball paddles and kids calling out at curbside lemonade stands.
When the heat cranks up, KC cools down with indoor escapes—museums, movies, and air-conditioned adventures. But the outdoors still calls: paddleboarding at local lakes, farmers markets full of summer bounty, and sweet frozen treats savored on shaded patios. Dining al fresco is a seasonal must, with plenty of spots perfect for lounging with a cold drink as the city hums around you. And when evening falls, there’s nothing like a relaxing stroll—or even a quick run—to soak up those golden final hours of daylight.
Sports lovers fill stadiums all summer long, rallying behind Kansas City’s teams with hometown pride. And when grown-ups get a night out, catching a concert or show under the stars adds just the right kind of summer magic.
There’s a rhythm to summer in Kansas City—long, warm days, laid-back nights, and just enough sparkle to make each one feel unforgettable. It’s not just a season; it’s Living the KC Life in full color.
Summer in Kansas City brings sunshine, heat waves, humidity, and the occasional pop-up storm. It’s the perfect time to give your home a little TLC to keep things running smoothly and avoid costly repairs down the road. Here’s your go-to list to keep your house cool, safe, and ready for everything the season throws your way.
Service Your A/C
KC heat is no joke—make sure your air conditioning is clean, efficient, and ready to keep your home cool. Change filters monthly and have a pro tune-up if you haven’t already.
Check Windows and Doors for Leaks
Humidity can sneak in through gaps and cracks. Reseal caulking or weatherstripping where needed to keep your cool air inside (and those energy bills lower).
Clean Your Gutters and Downspouts
Pop-up thunderstorms can lead to clogged gutters and flooded foundations. A quick clean-out goes a long way in preventing water damage.
Inspect Your Roof
High winds and hail are summer troublemakers in KC. Scan for missing shingles or damage from spring storms before it becomes a bigger issue.
Test Smoke and Carbon Monoxide Detectors
Hot weather can increase the risk of house fires, especially with fans, grills, and outdoor cooking. Double-check batteries and functionality.
Power Wash Exterior Surfaces
Give your siding, deck, and driveway a good wash to remove pollen, mildew, and grime built up during spring. It also helps spot any needed repairs.
Check Your Lawn Irrigation System
Whether you’ve got sprinklers or a manual setup, inspect for leaks or clogged heads. Kansas City summers can dry things out fast!
Trim Trees and Shrubs
With summer storms on the horizon, trim branches that hang over your roof or power lines. It’s a safety thing—and your landscaping will look great too.
Prep Your Deck or Patio
Refinish wood decks if needed and check for loose boards or nails. Summer is for BBQs, not splinters!
Stock Up for Storm Season
Flashlights, batteries, a weather radio, and a backup phone charger—have your storm kit ready for when the skies turn dramatic (which they will).
Summer in Kansas City is equal parts sunny fun and weather roulette. Taking a few hours to knock out this checklist now can help you relax and enjoy the season without emergency repair bills—or surprise AC meltdowns. A little prep now means fewer headaches later—and more time to kick back and enjoy that front porch lemonade.
